Jon, I wanted to thank you for sending the email out about my son's Nintendo DS. I actually got a phone call while we were at the movie and he has a new Nintendo. It was dropped off on our door step before we returned home. Words cannot express how much I appreciate the kindness of this person. I did not send you the email expecting someone to replace his with a brand new Nintendo and game, I only wanted his back. He is enjoying it and has barely put it down, and promises to never take it to the park again.
Just wanted to update you and let you know how kind one of the homeowners in our neighborhood was.

Stone Meadow Homeowners,
Many of you were at our last informational meeting of the HOA neighborhood. At that meeting I discussed the board's plans to purchase cameras that would be installed around the community. I am happy to report that by Friday all 7 of these cameras will be operational. The link below will give you an idea of how they work. All of your questions can be answered at this website, except where these cameras are located. The board felt that only a few members of the community needed to know where they are. I assure you they are operational. They have the ability to record motion for up to 2 weeks 24 hours a day.
They give us the ability to see the make and models of vehicles as well as close up pics of individuals as they take walks or jog on our streets. The cameras use LEDs so that at night they record with enough ambient light to make it appear as if it's daylight. I was able to see our paper delivery person making his deliveries the other night, very clearly.
The cameras do not zoom and can not be made to move and look onto anyone's property. No rights will be violated. 7 Signs will be installed this week, announcing the presence of the cameras in Stone Meadow, in both English and Spanish. It is the hope of the board that these signs will be enough to deter the criminal element to go somewhere else.
Soon, the board will announce the ability for a homeowner to purchase and install the same type camera for personal use at a discounted rate. The discounted rate will include an agreement to give the HOA access to the same feed or pictures that the homeowner sees.

October 9, 2006 — Report Noisy Animals. The City of Fort Worth's noise ordinance prohibits animals from disturbing the comfort of residents. Owners of noisy pets may be subject to fines up to $500.
The ordinance is sensitive to residents who work at night and sleep during the day; however, the city's Animal Care and Control Division cannot impound animals confined to their owner's property for simply barking.
Residents can submit a complaint. Once a complaint is received, the pet's owner will receive a warning letter from the Fort Worth Animal Control Division, reminding them of the ordinance and giving them a chance to resolve the problem.
If you document dates and times of barking or other pet noise for severan days, you can complete an affidavit swearing to the disturbance. Then, the division can take further action, sometimes resulting in a citation to the pet's owner. As with a traffic ticket, the owner has the option to pay the fine or contest the citiation in court, in which case, the complainant may have to testify.
If your dog is a bit noisy, determine why it's barking. Is it barking at cats, squirrels or other wildlife? Is the dog bored and looking for attention? Or is the dog reacting to neighbor's activities?
If roaming cats are the problem, call Fort Worth Animal Care and Control to borrow a humane trap.
If the dog is bored or is reacting inappropriately to neighbors' activities, more attention and obedience training will help. Owners can stop wrong behavior by vocally showing displeasure, then always praising good behavior. Never, physically punish a pet.

August 14, 2006 — It has been reported to police in our area that a black male in his late teens or early 20's is going from house to house, looking for open garage doors and/or ringing the doorbell and then telling the resident that he needed money to get back to North Crowley High School. If you see or hear anything suspicious, please contact the police at the non-emergency number, 817-335-4222, or call 911.
August 2, 2006 — West Nile Virus Claims 2 Lives In Tarrant County. Two people in Tarrant County have died after contracting West Nile virus. The first victim, a man in his 80s lived in south Fort Worth in ZIP code 76133. The second victim, also a man, lived in Hurst in ZIP code 76053. The deaths are the first West Nile virus-related deaths in North Texas this year. July 22, 2006 — Heat Wave Slows City Garbage and Recycling Collection. North Texas' record-breaking heat wave is causing a lot of things to move a little slower these days, including the City of Fort Worth's pick up of garbage, brush and recycling items. But officials of the city's Environmental Management Department report that the slow down in pick-ups by Waste Management, the city's collection contractor, should be resolved shortly.
Environmental Management Department officials say that the prolonged heat has forced the contractor to take longer than usual to service residents on some routes because it is causing collection trucks and their hydraulic equipment to malfunction. As a result, some collection routes are requiring two days instead of one day to complete. Waste Management is addressing the delays by adding more trucks to their collection service.
If garbage, recycling or yard trimmings is not collected on the scheduled day of service, residents should contact the city the day after their normal collection day to report the missed pick-ups. Residents can contact the city's Customer Service Center by calling 817-392-EASY (3279) or by e-mailing the center at trash@fortworthgov.org. Normal operating hours for the center are 7 a.m. to 6 p.m. Monday through Friday and 7 a.m. to 4 p.m. on Saturday.
"Heat that is this severe usually affects many types of machinery and motor vehicles. The trash and recycling collection trucks are no exception," said Brian Boerner, director of the Environmental Management Department. "Most of our residents will not see any change in their service. But we know that it will create a minor inconvenience for some residents, so we are working with Waste Management to get this situation resolved as quickly as possible and to return the collection system to its normal schedule." |
July 6, 2006 — West Nile Virus Mosquito Pool Positive. The City of Fort Worth Public Health Department has received confirmation of positive West Nile mosquito pools from the Tarrant County Lab. West Nile virus (WNV) is a disease found in birds and transmitted by mosquitoes. In severe cases, WNV can cause inflammation of the brain (encephalitis) in infected humans and horses.
Public health officials would like to remind residents that preventing mosquito bites is the only way to avoid human exposure. This is done by:
* staying indoors at dusk and dawn when mosquitoes are active
* dressing in long sleeves and pants when outside
* wearing insect repellent containing at least 20 percent DEET when outdoors (always follow instructions when using repellent on children)
* eliminating mosquito breeding grounds by draining standing water in your yard and neighborhood. Mosquitoes trapped at the 6400 block of Westcreek tested positive for West Nile. |

this year.
After the hurricane in New Orleans many trees were blown over. These trees
were
then turned into mulch and according to reports, the state is trying to get rid of tons and tons
of this
mulch to any state or company who will come and haul it away. So it will may be
showing up in Home Depot and Lowe's at dirt cheap prices with one huge
problem;
Formosan termites will be the bonus in many of those bags. New Orleans is
one of
the few areas in the country were the Formosan termites have gotten a
strong hold
and most of the trees blown down were already badly infested.
These termites can eat a house in no time
at all
and we have no good control against them, so avoid cheap mulch and find out where it came from before you buy.
February 26, 2006 — Please be careful when a stranger rings your bell or knocks on your door. Door-to-magazine salespeople have been in our neighborhood lately and it is wise to be careful. The scenario presented in this article happened to some neighborhood residents on Rock Canyon Court very recently.

September 13, 2005 — Stone Meadow Residents:
At 2 p.m. today, I met with four representatives of the City of Fort Worth, two representatives from Meritage Homes and a third party consultant/engineer. The City of Fort Worth Parks Dept. Engineer explained the requirements for accepting Meritage's deeded land.
There must be a minimum of a 4-to-1 slope from the homes into the water and from the drainage ditch west of Ocean Drive. This 4:1 slope will allow the City Maintenance crews to mow to the waters edge. This includes putting 4-6 inches of fill dirt over the existing soil & hydro-mulching to the waters edge. There would be a reconstruction of the dam at the north end of the pond in order to maintain a constant water level. I emphasized that the homeowners desire a more natural look & would like to leave the natural foliage by the water as well as the existing trees.
I'm told by the Fort Worth Parks & Recreation Dept. that the next bond election, set for 2010, would have money set aside for a 4 foot wide concrete walking path that would run from behind North Crowley High School, through Summer Creek Ranch, through Stone Meadow, over to Summer Creek and past Sunset Pointe at Summer Creek Boulevard.
As for the drainage ditch, that is not City of Fort Worth property. However, as a good faith gesture, Mr. Barry Fletcher with Meritage Homes, has agreed to create the same 4:1 ratio slope and remove the weeds/reeds in the ditch. Once that is done, it will be the Stone Meadow H.O.A.'s responsibility to maintain the area along Stone River Trail.
I am waiting to hear back from the third party Engineer regarding the timeline for this project, but all in attendance agreed this would likely take place within the next 7 months. Meritage is expected to be done with construction in Stone Meadow within the same 7 months.
As many of you know, our transition into control of the H.O.A. from Meritage was put on hold while we've been negotiating this common area improvement. Once we complete the transition, we will be looking for Officers, Board Chairpersons and Committee volunteers to help oversee our Homeowners Association.
On one additional note, we have just hired a new landscape company to oversee all common areas and expect BIG improvement in the next couple of months. I know many of you are very glad to hear of this. I know I was.
All in all, this is VERY good news. Please share this information with all of your neighbors. We will follow up with a mail out of this letter from Excel Management. I appreciate your patience as we've worked through this drawn out process.

May 25, 2005 — HOME SECURITY UPDATE. We have seen an increase in car burglaries (theft, vandalism, etc) in the past few days (specifically on Lodestone on Sunday & Monday & Big Stone Court). We want to take a moment to encourage you to remember the following good practices:
- Do not leave valuables in the car. Thieves are looking for anything they can steal and sell. If they don't see anything, they are less likely to take the risk of breaking the glass.
- Replace your lights near the garage with a motion detector light or leave a light on all night. The more lighted a driveway, the better.
- If you wake up late at night for a drink of water, look out your front window. What could it hurt?
- If your street lights are not working, please report to the 24 Hour Repair line - (817) 392-8100.
If your car is burglarized, please contact the Fort Worth Police Department. We need each & every incident to be documented. It will be required for your Insurance claim plus assists our Homeowners Association when we request more frequent patrols, etc. from the department.
"A Target Rich Environment"
That's how Neighborhood Patrol Officer Ross Williamson describes the Summer Creek Ranch, Stone Meadow and Hulen Heights neighborhoods. He and his team respond to motor vehicle and home burglaries in these areas. The criminals are looking at literally hundreds of targets. The percentages state they will find an opportunity in an unlocked vehicle, or in a vehicle that has had wallets, purses, laptops and other valuables left overnight. When asked what can be done to protect ourselves, his response is "Common Sense".
- Park your vehicles in the garage, not in the street or driveway.
- If you can't fit both cars in your garage, remove all valuables from the vehicle and store them in the home.
- Fix your security lights and face them towards your driveway; Turn them on at night!
- Look out for your neighbor and he will look out for you.
- Write down any suspicious vehicle's license plates for possible future use.
- If something is stolen or vandalized, make a Police report.
- Volunteer your time to Crime Watch or COPs.
- Know your neighbors. School is about to let out for the summer and Officer Williamson stated that home and vehicle burglaries will skyrocket. The time between 2am and 6am is the busiest time for these criminals.

May 14, 2005 — The pool will once again be monitored at the gate to regulate the proper usage of the pool area. The pool opened April 30 for weekend hours only through May 22, 2005. Please note times:

April 26, 2005 — A MIZUNO baseball glove belonging to a 6-year-old child in our neighborhood was left at the park on Thursday, April 14. The glove has some signatures in black. It's not valuable in a money sense, but the child needs it for his games and it has a lot of sentimental value. It was lost Thursday, April 14. January 13, 2005 — Stone Meadow Residents:
Many of you have received a letter from the City of Fort Worth about a proposed zoning change for the area across South Hulen from Stone Meadow.
Legacy Homes owns the property across the street and plans to build 240 “zero lot line” homes. Each home will be 35 feet wide on a 40 to 45 foot lot … long and skinny. I’m told the average home will be 1800 square feet, with the smallest at 1450 and the largest at 3000.
Hulen Park Ventures is a Legacy entity. It is still owned by Legacy and is not transferring ownership to anyone that I am aware of. Hulen Park Ventures is the same development group that formed Stone Meadow. Legacy has been a part of the Meritage Corporation for many years so I am confused why they are now advertising a merger with Meritage.
I spoke with Mike Gavin, at the Legacy office in Plano. He is in charge of Land Development. Legacy is indeed wanting to change the zoning to high density single-family, so they can build a smaller home on those lots. Mr. Gavin does not have access to pictures or plans of this product, however, he stated similar homes are being built in their Austin, TX subdivisions. Here is a link to the same size home (35' across the front on a 40' or 45' lot).

You'll see in Austin that these homes are priced in the upper $40 per square foot (upgrades not included). For a contrast, 22 homes are for sale in Stone Meadow with an average price per square foot of $65. While this may not decrease our home values necessarily, they will compete with our resale homes drastically. On the other hand, if the zoning is not changed & remains Multi-Family, anyone with an apartment complex or plans for duplexes could build there based on the current zoning.
My biggest concern is the price of these homes. If they are priced like I think they will be, it will seriously hurt the resale market as well as new home construction.
Let me clarify the process of protesting through the Zoning Commission. The Zoning Commission is the voice of the people. They recommend to the City Council what the people have stated. The City Council then makes their own decision based on the Zoning Commission recommendation.
Our goal is to negotiate with Legacy, and convince them that they need to build homes that are comparable with ours. This means 50 and 60 ft lots. I would also like to see a playground of some kind so kids aren't crossing a highway to play at our park.
On Tuesday, Jan 12, we requested a 30-120 day "stay" on the Zoning Commission’s decision. This will give us time to have meetings with the developer and become educated on their proposed building plans. Ideally, we want the same type of home (50' - 60' lots) built there like in Stone Meadow and our surrounding subdivisions. We would also like to see a common play area for that community so they are not tempted to use our play area, etc. The Zoning Commission granted a 30-day stay to allow time for us to schedule a meeting with the developer and get more information.
If you were planning on attending but were not able to, it was not needed this time. We may need a crowd later on and I know I can count on you. The developer will have to meet with us and show us the product they plan to build on those lots. Once we have a meeting time and place, I will have Excel send a letter to all the residents in Stone Meadow, as well as an e-mail.
The City of Fort Worth is required to send a notice to all homeowners that are within a certain distance of the proposed change. Many of our residents will NOT receive this notice. As I stated above, as soon as we have a general meeting time with the developer Excel will send a letter to let everyone know.

September 12, 2004 — Recently, our neighborhood has experienced multiple automobile burglaries. Gary Gray, a Lt. with the Ft. Worth Police Dept. and Stone Meadow resident, has alerted us to a growing problem. If you must park your vehicle in the driveway, please observe the following good practices:

May 28, 2004 — Two bicycles were stolen from a yard on Rock Canyon Court. Bike 1 is silvery gray, black 4 piece handlebars, one of the seals on the brake cables is
broken, chrome rims, says Force on the top tube and Ares on the bottom tube. Has
big silver pegs on front and back wheels, and uncrossed spokes, bent bottom
tube. Bike 2 is white with black 4 piece bars, two different brake levers, Ashura on the top

May 20, 2004 — Our pool gate was vandalized and the card swipe is broken. Pool hours must now be restricted to times a Monitor is present until a new part can be secured or the entire access mechanism is replaced. Please click here for more information.
May 9, 2004 — A resident on Ocean Drive
reported that someone looked into their window after dark on May 4. The
police and Neighborhood Watch were notified and will be on the lookout for
anything suspicious. If you have information on this incident, or if it
happens to you, please call the police immediately. Please keep your
windows, doors and gates locked and your shades drawn after dark to
discourage any further incidents.
