Homeowner Policies
As a resident or prospective resident of Stone Meadow, you probably have many questions about the privileges and obligations shared by you and your neighbors. The most important of these include the following:
Stone Meadow Declaration of Covenants, Conditions and Restrictions (DCCR)
One of the key documents you receive at closing on your home is a copy of the Declaration of Covenants, Conditions and Restrictions (DCCR), sometimes referred to as the Bylaws and Covenants. This document is a legal and binding contract that you agree to honor when you purchase a home in Stone Meadow. Since it is written in legal language, it is a bit of a challenge to read and understand. An abbreviated, “Cliff Notes” version that is much easier on the brain is available at the link below. Please read this short version, as it may keep you from making a serious error that will cost you to correct.

Homeowner Association Dues
Homeowner association dues are $360 per year and are mandated by the DCCR. Your dues pay for maintenance of the common areas of the subdivision like the front entrance and pool. Each homeowner receives an invoice for half of the annual dues twice per calendar year, in January and in June. Should you fail to receive your statement, please contact Excel Association Management at 817-284-9383. If you are unable to meet your dues obligation for any reason, please call Excel to explain the situation. They may be able to make temporary payment arrangements. In no case is it acceptable to simply ignore the billing. A late fee is charged if your payment is not received by the due date. Residents with delinquent homeowner dues are not issued a pool card, or an existing pool card is deactivated until dues are paid.
Considering changes to the landscaping or exterior of your home?
Before making changes to your property, Stone Meadow residents must complete and submit an Architectural Alteration/Change Request form to the Architectural Control Committee. The committee will review your request and advise of their decision. Please allow at least 30 days from the date of submission for committee review prior to your target date for making the proposed changes.

Neighborhood Traffic Management Plan
The City of Fort Worth, in cooperation with the Stone Meadow -- Phase I NA Traffic Committee has devised the Traffic Management Plan. The primary goals of the traffic management plan are as follows: 1) increase safety and livability of the neighborhood; 2) reduce speeds; 3) discourage cut-through traffic. In an effort to address these traffic issues, several traffic-calming devices have been installed in Phase I. Phase II will be considered by the City of Fort Worth as soon as construction is 100% complete. Phase III and additional phases will be considered as they are completed.

Homeowners Association Questionnaire
Are you interested in finding and connecting with other Stone Meadow residents who have similar interests? Please complete the questionnaire to receive a listing of other residents who have also completed questionnaires. After you complete the questionnaire, please turn it in at the Legacy Sales Office.
